Real estate syndication happens when two or more investors join their forces together for the purpose of making an investment.
The advantages of a real estate syndication are that several investors poolling their investment capabilities together are able to make more investments and bigger investments that would not be available to them if they were investing alone. Buying more and bigger investments, such as apartment buildings and other commercial real estate investments, often means bigger returns.
Real estate can offer great returns, often higher than any other investment due to the several advantages only available through real estate. First through leverage, with $100,000 cash, it is possible to buy $500,000 worth of properties. The same thing cannot be said of stocks. Then there is cash flow, amortization, appreciation and then tax benefits.
For each investment where Araunah LLC is one of the principal or syndicator, the investment is put into a separate LLC or Limited Partnership and the asset is managed by Araunah LLC who acts as the Asset Managing Member.
Investments in real estate syndications are long term investments. Investors must be willing to invest for a period of 3 to 10 years to be able to take advantage ou our programs. Real estate is not a liquid investment and investors must be aware that it is not always easy to resell shares of a real estate syndication if cash is needed fast.
We select properties that are suitable for syndication through a detailled financial analysis made with our in-house property analysis software, paying close attention to the stream of income (cash flow) generated by the property and an in-depth due diligence process.
To comply with SEC rules, our investments opportunities are only made available to people who are accredited investors with substantial financial capabilities. We are not a licensed securities broker and our offerings are private offerings according to regulation D of the SEC.
