Through our financial analysis, we are able to understand the economics of a property and find the real value of the property. Our analysis also takes into consideration the financing part of each deal. Lenders have some underwriting rules that they use to decide if it is worth for them to finance a property or not. Usually lenders do not finance all properties, especially financially distressed and overpriced properties. By knowing what underwriting rules lenders use, we are able to find the right value for a property in order to secure financing from lenders.
Some sellers trying to sell their properties will never sell if their property is not priced right. No lenders will ever finance any potential buyer trying to buy an overpriced property, especially now, with all the ultra conservative rules adopted by lenders since the financial meltdown that recently occured.
Through our poll of investors and lenders, we are able to gather the financing needed to purchase the properties that we select and through our syndication program, it is also possible for a seller who wishes to retain an interest in a property to do so.
