We can probably buy some of your properties. We are first interested in multifamily or apartment buildings. However, we might also be interested in residential and commercial real estate such as retail and office buildings for our clients and investors.
We buy apartment buildings and commercial real estate according to the stream of income that the investment generates. For multifamily, apartment or commercial buildings, comps are not usable to determine the value of a property. Two identical buildings close to each other, with the same number of units and the same square footage, might sell at very different prices. One of the buildings can generate twice as much rents than the other, have a different % of operating expenses, or need a lot more maintenance. They might be comparable in number of units or square footage but what will define the real value of the property is the stream of income (cash flow) generated from the rents.
We are investors, not speculators, so we will buy a property only if we think we can make a profit from the transaction. We like win-win transactions for both the seller and the buyer. We can release a distressed owner from dealing with tenants or from overwhelming building maintenance but only if the property is priced right.
- We buy tenant occupied properties. - We buy “upside-down” listings and "rundown" properties. - We buy properties where the amount owed exceeds the market value (short sale). - We can buy your problem properties so you can focus on selling your best listings. - We can put under contract some properties at the very moment you list them.
Here is the kind of properties we are interested in :
- Properties that are physically or financially distressed. - Properties sold through a short sale, about to go into foreclosure or already foreclosed. - Properties where the owner needs to sell fast and/or as is. - Properties in need of repair or maintenance. - Multifamily or apartment buildings with rents under market. - Empty commercial properties. - Underperfoming properties.
Here is the kind of properties we are not interested in :
- Properties selling at full retail price. - Major rehab projects. - Properties requiring foundation repair. - Properties requiring full electrical re-wiring. - Properties requiring full new plumbing. - Properties with heavy structural problems.
We can close quickly. As an agent bringing us a deal, you are protected. If we buy the property, you will receive your commission. Nevertheless, if several brokers are submitting the same deal, as it might sometimes happen, the broker who first submitted the deal will be selected.
